Ramada Fargo Sold for $4.1 Million Following Foreclosure, New Owners Plan Renovation
The Ramada Hotel at 3333 13th Ave. S. in Fargo is officially under new ownership following a $4.1 million transaction. The sale follows foreclosure proceedings that prompted a pending ownership change earlier this fall.
Mayor Josh Boschee explained at an Oct. 21 Fargo Liquor Control Board gathering that the movement of the establishment’s alcohol permit tied directly back to a foreclosure proceeding. Documentation indicates that the board greenlit the shift of the property’s Class ABH liquor license from Fargo Doublewood Inn LLP over to GHM Fargo Holding Co. LLC, both doing business as Ramada Fargo. A warranty deed signed Oct. 30 in Cass County lists the transaction between GHM Fargo Holdings Co. LLC and Akshar Fargo LLC, a North Dakota limited liability company with a mailing address in Irving, Texas.
Renovations Planned as Local Management Stays Put
Despite the change in ownership, Ramada Fargo General Manager Jessica Lamar confirmed that local management will remain in place. The hotel announced the transition in a Nov. 4 Facebook post, assuring guests that existing reservations and scheduled events will go ahead as planned and that it will continue operating as a Ramada.
We are not closing our doors,
Lamar told The Forum regarding rumors that may have been confused with the permanent closure of the Ramada Hotel in Bismarck, which is scheduled to close Nov. 9 and face demolition. We are going to be doing renovations, already have plans in place, just waiting for approval. We are waiting for a start date.
Renovations are already underway for an updated bathroom situation. A commercial interior remodel permit was issued Oct. 14 for $45,000 to convert the existing business center into a new ADA-accessible restroom, along with minor plumbing work in the adjacent men’s restroom. The project involves non-structural selective demolition, new non-load-bearing walls, plumbing, electrical, and hardware fixtures without altering the building footprint or occupancy.
We, the staff, are excited for the changes that are coming,
Lamar said. The hotel has been here for a really long time; we have a lot of really good features, but we are in need of a really good facelift.

Community Hub Prepares for Next Chapter
Over the years, the 13th Avenue hotel has established itself as a regular gathering spot for the Fargo community, hosting weddings, class reunions, expos, and card shows. Just days before the ownership announcement, the property served as a polling location for local voters during the Nov. 3 election, continuing a role it has filled for years.
O'Clevy's Drinks & Eats, the sports bar located inside the hotel, continues to host community events, sports watch parties, bingo nights, and live entertainment. Lamar noted that the new owners have reached out to staff to gather past guest feedback and incorporate those insights into future upgrade plans.
