State Street Brownstone Fetches $900,000 in Off-Market Deal
A historic four-story brownstone overlooking Washington Park has sold for $900,000 in a transaction that bypassed the public market entirely. The sale of 469 State St. stands as one of the highest-priced single-family home transactions in the city’s history, according to Dawn Meifert of Howard Hanna Real Estate Services, who represented the buyers.
The property, constructed in the 1880s, represents a specific tier of the city’s residential market. It features architectural hallmarks of its era, including 14-foot ceilings, Romanesque arches, original stained glass, and six fireplaces. Beyond the interior woodwork and curved window walls, the home offers a modernized layout with a remodeled kitchen, updated bathrooms, and a sunroom. The fourth floor provides access to a rooftop deck that has been updated with a stand-up bar, while the exterior grounds include a private, fenced garden and a flagstone patio, along with four dedicated parking spaces.
Relocating Buyers Chose Historical Brownstone for High Ceilings
The buyers, who relocated from Virginia, sought a residence that balanced historical character with specific spatial requirements. According to Meifert, the home’s generous proportions were a deciding factor, particularly for one buyer who stands 6-foot-5 and required the high ceilings that the 1880s structure provides. The home’s open living areas and unique historical details set it apart from other properties the buyers had considered during their search.

The $900,000 price tag places the property in rare company in Albany’s residential market. Records indicate the brownstone previously changed hands in 2018 for $625,000. While the sale is notable, it remains below other transactions. For comparison, a newly constructed home in the Buckingham Pond neighborhood commanded $1.25 million in 2024, believed to be the city’s highest single-family sale since 2007, when the historic mansion at 7 Englewood Place—also located near Washington Park—sold for $1.4 million, as noted by the Albany Business Review.
The listing agent for the 469 State St. sale was Colin McDonald of McDonald Real Estate Company. As high-end historic properties continue to trade at premium valuations, the sale highlights the sustained demand for homes that offer both proximity to the city’s central parklands and the structural scale often absent in newer suburban developments.
