Outpost Secures $68.5M North Jersey Logistics Portfolio
The race for industrial real estate in Northern New Jersey just hit a new gear. Outpost, a firm specializing in industrial outdoor storage (IOS), has acquired a 14.9-acre two-property portfolio for $68.5 million, marking another aggressive move in its plan to deploy $1 billion into low-coverage industrial real estate in top freight markets.
The deal highlights the shifting dynamics of the New Jersey logistics market. As land becomes increasingly scarce near the region’s major ports, the competition for functional, properly zoned outdoor space has intensified.
Two Distinct Sites Comprise the Portfolio
The portfolio consists of two distinct sites. The Newark property, located at 2120 McCarter Highway, spans 8.04 acres and features approximately 4,000 square feet of improvements, such as new office space and maintenance bay. In Kearny, the 6.33-acre site at 76 Central Ave. operates as trailer storage and parking.
The Kearny location boasts the capacity for 234 containers, 66 trailers, 28 tractors, and 54 cars on a paved and asphalt millings surface. Its proximity to critical infrastructure—just 1 mile from New Jersey Turnpike Interchange 15E and 2.5 miles from Port Newark-Elizabeth—makes it an essential piece of the local logistics puzzle.

According to NAI Hanson Senior Managing Director Jordan Avanzato, the portfolio attracted a wide array of potential buyers, illustrating the significant intensity of demand for top-tier IOS properties throughout New Jersey. Avanzato remarked that while such locations previously would have only attracted a few local participants, today’s market features well-funded national entities vying for scale across North Jersey, a shift that is directly impacting pricing.
That observation comes from Jordan Avanzato, senior managing director at NAI James E. Hanson, the firm that represented the sellers, Meadow Partners and Criterion Group. His sentiment reflects a trend: national platforms seeking to aggregate scale are rapidly replacing local, fragmented ownership in the IOS sector.
The E-commerce Factor
A major tenant commitment immediately improved the financial viability of this acquisition. According to an announcement from JLL on Nov. 3, a Fortune 100 e-commerce and logistics firm that has not been named signed a lease agreement coinciding with the Outpost acquisition. This pairing of a stabilized, fully leased asset with the value-add potential of the Kearny site is a classic move for firms like Outpost, which aim to manage a nationwide network of facilities near intermodal hubs.
Market data suggests this demand is not a temporary spike. Metz Industrial Group of Bussel Realty Corp. published an IOS market report indicating that transaction volume for these assets reached $14 million to $16 million in 2025, representing a growth of 15% to 20% compared to the prior year. Early 2026 activity is tracking ahead of last year’s pace.
Capital Markets and the Cost of Entry
Securing the financing for a $68.5 million deal requires significant lender confidence. JLL’s capital markets team facilitated the deal and secured a bridge loan for the purchase through Forbright Bank. Max Custer, a senior director at JLL, observed that the funding underscores the high level of trust lenders place in both the operational capabilities of Outpost and the long-term stability of well-located outdoor storage facilities in Northern New Jersey.
As Outpost continues to buy up and improve these sites—adding paving, lighting, security and access enhancements—the “scarcity” mentioned by Chenying Zhao, managing director at Outpost, is a factor. Zhao pointed out that the availability of sites in areas like Newark and Kearny is diminishing, even as the need for large, functional logistics properties with the correct zoning continues to rise.
As Outpost moves forward with its $1 billion deployment, the focus remains on “irreplaceable” assets. By maintaining an existing New Jersey site in Clifton—situated near the junction of Interstate 95, Interstate 78, Interstate 280, Route 3 and Route 21—the firm is strategically situating itself along the vital artery that facilitates East Coast supply chains.
