Mississippi Secures 102 New Opportunity Zone Designations
The U.S. Department of the Treasury has officially approved Mississippi’s nomination of 102 census tracts to participate in the federal Opportunity Zones 2.0 program. This decision, announced as part of a recurring ten-year designation cycle, positions 50 counties across the state to tap into fresh private capital starting January 1, 2027. The move follows a selection process managed by the Mississippi Development Authority, which included opportunities for public input and consideration of eligible communities across the state.
Of the 102 tracts selected, 78 are classified as rural, while the remaining 24 fall into non-rural categories. By targeting these specific areas, state officials hope to funnel investment into regions that have potential for growth. The program, which was made permanent in 2025, serves as a mechanism to encourage long-term development by offering federal tax incentives to those who reinvest eligible capital gains through Qualified Opportunity Funds.
Governor Tate Reeves emphasized the competitive nature of these designations, stating that the state is actively working to ensure that economic growth is shared. Mississippi is competing for investment and winning, and we want communities in every corner of our state to share in that success,
the Governor said.
Opportunity Zones Provide Tools to Attract Private Investment
Access to capital is essential to economic development, particularly in communities where traditional investment can be more difficult to attract. Opportunity Zones provide another tool to help Mississippi communities compete for private investment and move development projects forward, said PJ Waldrop, MDA Executive Director.
While the new designations take effect at the start of 2027, the transition will not be immediate for all areas. The original Opportunity Zone designations established under the 2017 Tax Cuts and Jobs Act remain active through December 31, 2028. This overlap creates a period where both sets of designations will coexist.
The Economics of Long-Term Investment
The 10-year lifespan of these new designations is designed to encourage investors to commit to projects that require a longer horizon.

The Mississippi Development Authority has provided a public directory of the approved zones, which can be viewed at the official Mississippi Development Authority website.
As the January 2027 start date approaches, the state enters a period of preparation. For the 50 counties involved, the next decade offers a chance to reshape their economies through private-sector partnerships.
